The Quad is a seven-building, 447,553 square foot office/research and development campus on 30 acres in Mountain View, California, completed in 1997. The Quad was a pioneer project which led to the redevelopment and revitalization of the Mountain View Triangle district. It is currently 100% leased to Google, Inc. through April, 2022. 


The project features a Grand Boulevard lined with poplar trees, fountains in every courtyard, arcades, and a central four-building quadrangle. The two-story buildings feature pre-cast, sand-blasted concrete panels with slate roofs, and are designed to accommodate single or multi-tenant requirements.  (Google has substantially modified the landscape plan for their purposes).


The campus also features a state-of-the-art fitness center and dining facilities, outdoor picnic areas, basketball court, and other amenities. The project was originally leased entirely by Netscape. Since then it has also been occupied by AOL, Mercury Interactive and Hewlett Packard.


The Quad is a great example of successful redevelopment of an EPA Superfund site. Fairchild Semiconductor, former occupant of the site, and several other companies accepted responsibility for cleaning up the groundwater and soil prior to redevelopment. Keenan Lovewell Ventures worked with Fairchild, the EPA, the City of Mountain View, and a variety of other government agencies, consultants, and Responsible Parties to entitle and redevelop the property.


New Buildings Planned for The Quad


The Lovewell Company has two additional buildings planned for the Quad, totaling approximately 182,000 square feet.  If constructed, the additional buildings will bring the total potential campus to nine buildings of about 630,000sf. The plan, which was approved by the City of Mountain View in late 2011,  provides Google with a unique, flexible expansion option. The buildings will be constructed on an "as needed" timetable, based on a 10-year development agreement  with the City of Mountain View. (Google has not yet indicated whether the company would like to proceed with construction of the additional buildings).



1050 Arastadero is a two building, 70,000 square foot hillside campus in Stanford Research Park, Palo Alto, CA.  The project is bordered on Arastadero by a beautiful working vineyard, and includes a stunning, free-standing arcade leading to a central courtyard between the buildings.  The buildings feature Spanish tile roofs, which, combined with the changing elevations created by the hillside location, remind one of a village in Tuscany or Umbria. 


The project started as a “for-lease” project for Stanford University by Keenan Lovewell Ventures.  However, shortly after breaking ground, the Project became a build-to-suit for Shaklee, a global bio-tech company.  Extensive laboratory improvements were required, as well as esoteric tenant improvements for bio research.


In 1999, Keenan Lovewell Ventures and architect Kenneth Rodrigues & Partners were awarded the Gold Nugget award for Best Office and Professional Building over 25,000sf.  The award was presented by The Western Building Show and BUILDER Magazine. 




The Wiegman Campus consists of four single-story light industrial buildings on a six acre site in Crocker Industrial Park, Hayward.  Located at the northwest corner of Wiegman Road and Delta Court, the project was subdivided into four parcels and sold to four owners.  The project features excellent drive-up identity, access to Highway 880, high-cube warehouse space, truck access, attractive landscaping, and an extensive window line for office space. 


The project sold out within six months of completion in 2000, and the buyers included a bakery, a tile wholesaler, a janitorial supply company, and another light industrial use.  The total square footage was approximately 106,000sf. 


The Weigman campus is a joint venture of Keenan Lovewell Ventures and Shelton Company.

Xerox Campus

3400 Hillview consists of five buildings which total 205,000 square feet, on a 16 acre site. The project was completed in 1992 and 100% leased to Xerox Corporation as an expansion of Xerox’s adjacent world famous Palo Alto Research Center (PARC).


The project includes a central courtyard with a dramatic fountain, European gardens with decomposed granite walkways, Italian Cypress, and rose and herb gardens. It has won several architectural awards and in 1993 was selected by the South Bay Brokers’ Association and the National Association of Office and Industrial Properties as “Best New Development” in Silicon Valley.


The project was a redevelopment of the former General Instruments semiconductor plant and included remediation of contaminated groundwater and soil. Entitlements were required from the City of Palo Alto and Stanford University. Additionally, the development required negotiation of a new ground lease with the University.

The Fairchild Campus

313-323 Fairchild Drive was completed in 1999, consisting of two, two-story institutional-quality Class A buildings containing 131,561 square feet. The property represents a premier corporate campus located in the heart of Silicon Valley. It features a distinctive architectural design, extensive landscaping with European style shaded courtyards with fountains, ample parking, a full service cafeteria and numerous tenant amenities.


The property was designed to meet the requirements of the most technologically advanced and security minded users, equipped with high-end isolated laboratories, 24-hour air conditioned computer rooms and extensive wiring for communication.


313-323 Fairchild Drive represents the redevelopment of an EPA Superfund site. Keenan Lovewell Ventures worked closely with the EPA and Schlumberger to obtain environmental indemnification, which allowed the successful redevelopment of the site.

3176 Porter Drive is a 43,000 square foot building leased to Lockheed Missiles and Space Company and used as a high-tech, solar research facility. The 2.6 acre site was redeveloped by Keenan Lovewell Ventures in 1991. The existing ground lease was renegotiated and approvals of both Stanford University and the City of Palo Alto were required for redevelopment.


Started as a speculative project, it was subsequently leased and customized for Lockheed. The building has a 40 foot tall culumnar heliostat used for taking high definition pictures of the sun. The heliostat is isolated from the building structure to reduce vibration.


Similar to many of the Keenan Lovewell projects in Stanford Research Park, the groundwater and soil was contaminated and required great coordination and cooperation with the Responsible Party and governmental agencies to institute a clean-up program.

1661 Page Mill is a 60,000 square foot two-story office building on 3.5 acres located in the Stanford Research Park. The existing ground lease with Stanford University was renegotiated and entitlements were obtained from the City of Palo Alto in 1990. Construction of the project was completed in 1991.


This property represents one of the first leaseholds to be redeveloped in the Stanford Research Park and created the template for numerous subsequent projects.

Foothill Research Center

Foothill Research Center is an exquisite and unique four-building, 192,000sf office/R&D campus in Stanford Research Park.  Constructed on the site of the original Fairchild Semiconductor headquarters, the campus features three buildings surrounding a central auto court.  A separate building is connected by a bridge across a creek.  The central courtyard features arcades, decomposed granite picnic areas shaded by London plane trees, and a large European fountain and adjacent weir.


Completed in 1990, the project was initially leased to Affymax, Canon, Phillips, Echelon, a VA research laboratory, and several other high tech companies.  The project was selected as Silicon Valley Project of the Year by the Association of South Bay Brokers and the San Jose Chamber of Commerce.
